"Real estate technology platform" gets used as if it describes one category of software, but in practice a corporate real estate portfolio typically runs on several distinct pieces that are supposed to work together: a system of record for lease and property data, an execution layer for day-to-day operations like maintenance and space management, and an accounting layer that handles lease capitalization and journal entries under ASC 842 or IFRS 16. Some vendors bundle two or three of those into one product; most portfolios still end up stitching pieces from different vendors together, because no single platform does all three equally well.

The three layers most portfolios actually run on

The system of record holds the lease abstraction data: critical dates, rent schedules, options, CAM terms, the structured version of what’s in the actual lease documents. The accounting layer takes the lease data and turns it into capitalization schedules, right-of-use asset calculations, and the journal entries an audit team needs under ASC 842 or IFRS 16. Most of the industry is still getting the fundamentals right

Deloitte’s 2024 commercial real estate outlook survey found that only 24 percent of CRE organizations were using AI in a significant way, with 47 percent still exploring or piloting. That matters for the platform-stack question because it means most of the industry’s current technology decisions are still about getting the fundamentals of the system of record, execution, and accounting layers right, not about which AI features sit on top. A director evaluating platforms right now is better served focusing on integration quality between those core layers than on which vendor has the most AI marketing.

The integration question that actually matters

The practical failure mode in a multi-vendor stack isn’t that any one layer is bad, it’s that the handoffs between layers break down: a lease amendment updated in the system of record doesn’t flow through to the accounting layer’s capitalization schedule, or a maintenance request logged in the execution layer never gets tied back to the lease obligation that’s actually paying for it. Evaluating a platform stack means asking specifically how data moves between the system of record, execution, and accounting layers, not just whether each layer individually does its job.
