Lucernex is a real estate lifecycle software suite sold by Accruent, used by large occupiers to manage leases, lease accounting, construction projects, and site selection. Two things are worth understanding before evaluating it: the module structure, which determines what you are buying, and where Lucernex sits in a much larger corporate portfolio.

A quote for "Lucernex" is not self-explanatory. Ask which modules are included, which are optional, and what a second module costs when added in year two, since the answer to that last question is where the total cost usually hides.

Where Lucernex sits: Accruent, and Fortive

Fortive announced its acquisition of Accruent on 31 July 2018 for approximately $2.0 billion in cash, describing Accruent as "a leading provider of physical resource management software" serving "over 10,000 global customers" with roughly $270 million in expected 2018 revenue. Those figures are Accruent-wide and from 2018, useful as evidence of scale rather than a current or Lucernex-specific number. Fortive restructured in 2025, so verify Accruent’s current ownership directly before publishing anything time-sensitive on it.

Who it fits

It fits multi-site occupiers with an active property pipeline, where leases, construction projects, and new sites are all live workstreams at once. It fits less obviously where the requirement is narrow, such as lease administration and accounting alone, since a suite built around a development pipeline is a broader answer than the question. Any platform in this category reports on the lease terms it holds and does not read your leases to produce them, which is where our lease abstraction work sits upstream of the software decision.

What to ask Accruent before you buy

  • Which modules are in this quote, and what does adding one later cost?
  • What is the deployment model, and what technical documentation is available for IT review?
  • How do the modules share data, specifically from a construction delivery date to rent commencement?
  • What does the lease accounting output look like, tested on your own difficult leases?
  • Reference customers with portfolios and pipelines resembling ours
