Lease administration — Tango Analytics alternatives for portfolio and lease operations

Tango is one of the broadest platforms an enterprise occupier can buy, which is the reason people adopt it and the reason people eventually look at alternatives. Before shortlisting anything, work out which of those two situations you are in, because they lead to different products.

What Tango covers, which is more than most

Tango describes itself as an intelligence layer across the portfolio lifecycle, organized into five suites: Real Estate for Corporate, Real Estate for Retail, Projects and Maintenance, Energy and Sustainability, and Workplace.

Within those, its published products include Occupancy, Portfolio Strategy, Transactions, Lease, Predictive Analytics, Projects, Maintenance, Energy and Sustainability, Space, Reserve and Visitor. It states more than 650 enterprise customers and names organizations including Centene, Dollar General and Liberty Mutual.

The workplace side grew by acquisition. Tango acquired AgilQuest in January 2022, which brought hybrid workplace capability including desk and space reservation.

That breadth is genuinely unusual. Most platforms in this market cover lease administration and accounting, or facilities, or site selection. Few cover site selection, lease, construction, maintenance, energy and desk booking in one place, and any honest alternatives page should say so before proposing anything narrower.

Why people look for alternatives to a suite this broad

Reason one: you bought the suite and use part of it. This is the common one. An organization buys for site selection and portfolio strategy, then discovers three years later that lease administration is where the daily work happens and the rest of the platform is paid for and idle. The question then is not whether Tango is good. It is whether you are paying for eleven products to use three.

Reason two: you need depth in one lane. A suite module is built to be adequate across many customers. A point solution is built to be excellent at one thing. If your lease accounting close is painful, or your CAM recovery is leaking, or your construction cost tracking cannot answer the questions your CFO asks, a module that is one of eleven may not close the gap.

These lead in opposite directions. Reason one points toward a smaller suite or a narrower contract. Reason two points toward a point solution alongside what you already run. Decide which you are before anyone demos anything.

What Tango's positioning tells you

Worth noting carefully, because it is a signal rather than a verdict.

Tango's homepage leads with portfolio intelligence, decisions and analytics. It does not name ASC 842, IFRS 16 or GASB 87. Among the platforms verified across this comparison set, that is unusual: Visual Lease, MRI ProLease, CoStar Real Estate Manager and Occupier all name accounting standards prominently on their own material.

This is a statement about published positioning, not about product capability. A standard not named on a homepage may well be fully supported, and Tango's Lease product exists.

What it does tell you is where the company points its message: at portfolio decisions rather than at the controller's close. If your buying trigger is an audit finding or a compliance deadline, ask for the accounting detail explicitly and early, rather than assuming it sits at the center of the product the way it does at Visual Lease or FinQuery.

Alternatives, by the lane you need depth in

Candidates described only by what each vendor publishes. Not a ranking.

Lease administration and accounting. Visual Lease, now part of CoStar Group, publishes ASC 842, IFRS 16, GASB 87 and GASB 96. MRI ProLease publishes ASC 842, IFRS 16, GASB 87 and FRS 102, and covers equipment and fleet alongside real estate. FinQuery, formerly LeaseQuery, is accounting-first. Occupier covers lease administration and accounting alongside deal management for tenants.

The whole estate, including facilities and workplace. IBM TRIRIGA is the established IWMS in this lane and documents its OSLC REST API openly, which makes integration scopeable before purchase. Lucernex, part of Accruent, spans lease, site and construction.

Site selection and location intelligence. This is the lane Tango is strongest in by reputation and the hardest to replace piecemeal, because the value is in the data and models rather than the workflow.

Workplace and space reservation. The capability Tango acquired with AgilQuest. Point solutions in this category are numerous and the market moves quickly.

The lease record underneath any of them. Covered in the closing section.

Questions to answer before you unbundle

Replacing one module of a suite solves a depth problem and creates an integration problem that did not exist while everything sat in one system. Four questions price the trade.

  1. 01What breaks when the module leaves? Which reports, workflows and downstream products depend on the data that module holds.
  2. 02Who owns the shared record afterward? If lease data moves out but occupancy analytics stays, one of them is now reading from the other. Decide which, deliberately.
  3. 03What does the contract actually allow? Suite pricing is often bundled in ways that make removing one module change the economics of the rest. Get the number before the evaluation, not after.
  4. 04Does the integration exist, or will it be built? An integration on a roadmap is a project, and projects have owners and dates.

Where REAL fits

REAL does not replace a suite, and for most of Tango's footprint it is not a comparison at all. It has nothing to offer on site selection, desk booking or energy reporting.

What it does is work the lease record: abstracting terms from the executed document and reconciling that record against the system you already run. For an organization that keeps Tango and wants the lease data inside it to be verifiable, that is an addition rather than a replacement. For an organization leaving Tango, it is the layer that stops an incomplete record migrating into whatever comes next.

If your reason for looking at alternatives is that you are paying for eleven products to use three, the alternatives above address that and REAL does not.

FAQ

What does Tango Analytics do?

Tango describes itself as an intelligence layer across the portfolio lifecycle, organized into five suites covering corporate real estate, retail real estate, projects and maintenance, energy and sustainability, and workplace. Its published products span site selection and portfolio strategy through lease, construction, maintenance, space and visitor management.

What are the main alternatives to Tango?

It depends which part of Tango you are replacing. For lease administration and accounting, Visual Lease, MRI ProLease, FinQuery and Occupier are the realistic candidates. For the whole estate including facilities, IBM TRIRIGA and Lucernex sit in that lane. Site selection and workplace reservation are separate markets again.

Does Tango support ASC 842?

Tango's Lease product exists and lease accounting is within its stated scope, but its homepage does not name ASC 842, IFRS 16 or GASB 87, which several competing platforms do prominently. That is a statement about published positioning rather than product capability. If compliance is your buying trigger, ask for the detail directly and early.

Should I replace the whole suite or just one module?

Start by identifying whether your problem is paying for capability you do not use, or lacking depth in one area. The first points toward a narrower contract or a smaller suite. The second points toward a point solution running alongside what you keep. They are different purchases and the second one creates integration work the first does not.

What did Tango gain by acquiring AgilQuest?

Tango acquired AgilQuest in January 2022, adding hybrid workplace capability including desk and space reservation. That acquisition is why workplace sits alongside real estate, projects and energy in Tango's current suite structure.
