Base year

In a gross or modified-gross lease, the first year of operating expenses that the landlord absorbs; the tenant pays only increases over that year.

The base year is usually the first full calendar year of the lease. It can be negotiated to a lower-expense year, which reduces the tenant's exposure, or a higher-expense year, which protects the landlord.
