CAM cap

A limit on how much the operating expenses passed through to a tenant may increase in a year.

Caps are cumulative or non-cumulative (also called a gross cap). A cumulative cap lets landlords bank unused capacity and use it in later years; a non-cumulative cap resets each year. The distinction is worth more than the percentage.
