An exclusion clause identifies costs that cannot be included in a tenant's operating expense or CAM charges. Common exclusions can include landlord financing costs, leasing commissions, costs attributable to other tenants, certain capital expenses and expenses caused by landlord negligence.
A landlord's general ledger may contain expenses that are valid property costs but are not recoverable from a particular tenant.
