Holdover

A tenant that remains in occupancy after the lease expires without executing a new lease or extension.

Most leases specify a holdover rent — commonly 125–200% of the final month — and convert the tenancy to month-to-month. Some leases impose a fixed-term holdover, binding both parties for another year.
