A lender's commitment that, if it forecloses, it will honor the tenant's lease and not disturb the tenancy as long as the tenant is not in default.

The first limb of an SNDA, and the one tenants care about most. Without non-disturbance, a foreclosing lender could terminate the tenant's lease even if the tenant has paid rent faithfully.
